From eligibility check to a stamped passport.

Most retirement files are issued in one to two weeks. One advisor carries you through all five steps, and comes with you to the medical and biometric appointments.

    Day 1

    Confirm you qualify

    We check that you are 55 or over and meet one of the routes, property, savings or income, so you only apply once you clearly qualify.

  2. 02

    Day 1 to 3

    Prepare the file

    Passport, photo, the proof for your route, title deed, bank statements or income evidence, plus valid UAE health insurance, are gathered and checked.

  3. 03

    Day 3 to 5

    We apply

    Your application is lodged with the retirement programme and tracked to approval, with any queries handled on your behalf.

  4. 04

    Day 5 to 7

    Approval and entry

    The approval and entry permit are issued. If you are abroad you travel in on it; if you are here, we move straight to the status change.

  5. 05

    Day 7 to 12

    Medical and Emirates ID

    We complete the medical, the Emirates ID biometrics and the visa stamp, then add spouse sponsorship and a driving-license exchange where they apply.

Who qualifies for the UAE retirement visa?

The retirement visa is for applicants aged 55 and over who meet one of three financial routes: owning a UAE property worth at least AED 1 million, holding savings of at least AED 1 million, or showing an active monthly income of about AED 20,000. In Dubai you can also combine property and savings to reach the AED 1 million mark. We confirm which route fits you before you apply.

How much does the UAE retirement visa cost?

A single-applicant retirement visa typically starts from around AED 4,500 for the five-year term, including the government fees, medical and Emirates ID, with health insurance arranged separately. Adding a spouse increases the total. We quote one fixed, all-in price up front, with government charges passed through at cost.

How long does the UAE retirement visa last?

The retirement visa is valid for five years and is renewable as long as you continue to meet the property, savings or income criteria. We start the renewal before the visa expires so there is no overstay and no gap in your residency. Each renewal repeats a shorter version of the original process.

Can I sponsor my spouse on a retirement visa?

Yes. Once your own retirement visa is issued, your spouse is sponsored under it for the same five-year term. You will need an attested marriage certificate, and we handle the attestation and the dependant application together so you relocate as a couple under one file.

Do I need to own property to get a UAE retirement visa?

No. Property is only one of three routes. You can also qualify by holding savings of at least AED 1 million, often in a fixed-term deposit, or by showing an active monthly income of about AED 20,000 from a pension or investments. If you prefer to rent rather than buy, the savings or income route is usually the better fit.

Can I switch from another visa to a retirement visa?

In most cases, yes. If you are already in the UAE on a tourist, employment or investor visa, we can change your status to a retirement visa from inside the country, with no need to leave and re-enter. We confirm your eligibility and the documents for your chosen route before any fee is charged.

Do I pay tax on my pension in the UAE?

The UAE levies no personal income tax, so your pension, savings income and investment returns are not taxed locally. Your home country may still tax you depending on its rules and your tax residency. We help eligible residents obtain a UAE tax residency certificate, which can be used to claim double-taxation treaty benefits.

What documents do I need for the retirement visa?

Most applicants need a passport valid for at least six months, a passport-style photo, the financial proof for their route, a title deed, bank statements or income evidence, and valid UAE health insurance. Spouse applications also need an attested marriage certificate. We send an exact checklist up front and review everything before submission.
